Why Adults-Only and Why Boutique
The decision to build an adults-only boutique hotel in Manuel Antonio was deliberate. Manuel Antonio had large resort-style properties and smaller budget options but very little in between — no small luxury property specifically designed for couples who wanted privacy, personal service and a genuine connection to the natural setting. The adults-only decision was made because we believed that the atmosphere it creates — quiet, unhurried, intimate — was impossible to replicate in a mixed property regardless of how well it was managed. 33 rooms was the maximum we felt we could run while maintaining the service quality and personal attention that makes a boutique hotel worth the price difference over a larger option.
The Design Philosophy
Every design decision at Makanda started with the view and the setting. The property is built into a hillside so that every room faces west over the Pacific — not as a marketing claim but as a structural requirement we imposed on ourselves from the first plans. Carrara marble in the bathrooms, local hardwoods, murals of Costa Rican flora and fauna, floor-to-ceiling windows — the materials are chosen to feel specific to Costa Rica and to this hillside rather than interchangeable with a luxury hotel anywhere else in the world. The pool terrace position for Árbol Restaurant was chosen specifically so that guests face the Pacific sunset at dinner without turning their chairs.
What We Got Right
The location works better than we anticipated. Being 150 metres from the ocean with forest on three sides means wildlife visits the property daily without any management on our part — monkeys, sloths, toucans and scarlet macaws are simply there. The adults-only policy creates an atmosphere that guests consistently describe as the most relaxing hotel environment they have experienced. The floating breakfast became a signature experience organically — we did not design it as a marketing concept, it emerged from what guests wanted and what the private pool villas made possible.
What We Learned
Running a small luxury boutique hotel in a tropical environment is operationally demanding in ways that are difficult to anticipate. The Green Season brings genuine challenges — maintenance in humidity, staffing continuity and maintaining standards when occupancy drops. We have learned that the guests who suit Makanda best are couples who want nature alongside luxury rather than in spite of it — people who are genuinely interested in what is outside the hotel as much as what is inside it. Guests who want a large pool scene, multiple restaurant options or a buzzing social atmosphere will be better served by a larger property. We are honest about this on our why-not page.
The Team and the Service Model
Makanda employs predominantly from the local Manuel Antonio and Quepos communities. The service model is personal rather than procedural — with 33 rooms and a relatively small team, the reception staff know every guest by name within a day of arrival. This is not a policy; it happens naturally at this scale. The team sources local ingredients for Árbol Restaurant, maintains relationships with certified naturalist guides, and monitors current wildlife activity so that recommendations to guests are based on what is actually happening rather than a standard list. This local knowledge is one of the things that is genuinely difficult for a larger property to replicate.
